Property managers are the go-to resource when you encounter problems affecting "quiet enjoyment" of your apartment home.

Prioritizing requests helps property managers assist everyone on a timely basis. Under what situations should you absolutely contact your property manager?

1. Emergency Repairs

One of the benefits of living in a luxury apartment is having a full-time maintenance team to handle repairs. You should certainly submit a request for any necessary repairs, but here are the types of time-sensitive emergencies that call for immediate contact:

  • Loss of heat in winter and air conditioning in summer
  • Water leaks and/or flooding
  • Fire
  • Broken windows

2. Safety Issues

Property managers can't be everywhere at once, so they rely on members of their community to alert them about possible safety concerns. If you see a stranger acting suspiciously or discover a door lock that's malfunctioning, let the property manager know right away.

3. Community Rules

The parameters of your residency should be spelled out in your lease, but if you have questions or are unclear about any of the rules, check with the property manager to be on the safe side. Are guests allowed to use the swimming pool? How long does it take an overnight visitor to cross over to resident status? Don't risk the consequences of violating your lease.

4. Move-In and Move-Out

  • When you're moving in, the property manager can advise you about logistics such as the best hours and where to park the moving truck.

Whenever you call the property manager, it's a good idea to follow up with an email or text for documentation and to ensure that everyone is on the same page.
